The property is registered to the investor or their U.S. entity. You hold legal ownership and receive your share of net income and disposition proceeds per the operating agreement.

Structured reports include budget vs. actuals, construction progress, lease-up data, and quarterly financials. All bank records are maintained for auditability and investor visibility.

Upon request, Y Build³ Invest conducts custom property searches, market analysis, title review, inspections, underwriting, and negotiation support to secure the right asset for each investor.
7 — Ownership & Legal Structure (with Privacy Options)
Turnkey acquisition and execution
Y Build³ Invest manages the entire lifecycle: contract and title coordination, permits, scope definition, construction oversight, and delivery through final Certificate of Occupancy — primarily within a 25-mile radius of Downtown Los Angeles.
Licensed General Contractor
All construction and renovation is performed under a valid California CSLB General Contractor License held by Y Build³ Co, in full compliance with California Building Code and mandatory inspections.
Optional confidential ownership
For privacy, ownership can be structured through a Wyoming or Delaware LLC, keeping the investor’s name off public records while preserving full legal control and tax transparency. Y Build³ Invest provides end-to-end support for LLC formation, EIN registration, and U.S. bank account setup so the entity is ready for operation.
8 — Risk, Compliance, and Quality Control
Government inspections at every stage
In California, each phase — foundation, framing, electrical, plumbing, and roofing — must pass city inspection before continuing. This ensures safety and quality while protecting investors and tenants.
Who builds and who is accountable
All work is executed by CSLB-licensed professionals under Y Build³ Co’s supervision as General Contractor. We specify materials, verify craftsmanship, and manage punch lists to deliver durable, code-compliant results.
