4. Balcony & Deck Safety Inspections (SB 721 & SB 326)
Mandatory for apartments and condominiums in California
California laws SB 721 and SB 326 now require regular safety inspections of all exterior elevated elements (EEE), such as:
- Balconies
- Decks
- Exterior stairways and landings
- Elevated walkways
If you own a multi-family building or condo complex, you must schedule an inspection by a licensed architect or engineer.
Any damaged or unsafe structures must be repaired by the owner.
First deadline: January 1, 2026
Re-inspections: every 6 years
5. Strengthening Older Apartment Buildings for Earthquake Safety
Required in many cities like Los Angeles, Torrance, and Santa Monica
If your building was built before 1976 and has parking or open space on the ground floor, your city may require a seismic upgrade.
These “soft-story” buildings are at higher risk of collapse during earthquakes — and local laws now require owners to strengthen them.
- Applies to apartment buildings with tuck-under parking
- Required by city laws (we’ll check your address)
